BLOCK MANAGEMENT

CPM manage a number of new and existing apartment / mixed use developments on behalf of Management Companies and Developers to whom we provide a highly focused, responsive and hands-on property management service.


We provide a full range of operational and administrative managed services complemented by proven sub-contractors and vetted, local trades-people, to whom we outsource key activities.


We charge a set monthly / quarterly management fee and charge outsourced activities such as repairs and maintenance, landscaping, window cleaning etc. separately were applicable.


CPM work closely with our clients in an open and transparent way to achieve agreed tasks on time and on budget.

SERVICES WE PROVIDE

OPERATIONAL:

Routine Management:


•Organising cleaning of common areas in accordance with agreed schedule
• Arranging Routine maintenance of landscaping, flower beds & grounds
•Organising cleaning of commons areas & Organising bins for collection
•Promptly dealing with any matters in relation to security, break-ins, vandalism
•Meeting regularly with management company representatives
•Regular on-site visits / Routine inspections
•Preparing & enforcing House Rules


Repairs and Maintenance:


•Dealing with day to day repairs and maintenance quickly & efficiently
•Planning for recurring maintenance & repairs
•Organising access for repair and maintenance sub-contractors
•Advising on major contract work and the use of professionals & contractors
•Preparing maintenance plans & contracts for plant and machinery such as security gates, lifts & lighting


Administrative:

 

•Meeting regularly with Management Company representatives
•Preparation of Service Charge Budgets and Sinking Funds
•Providing Invoicing & collecting service charges on a monthly basis
•Presenting invoices to Management Company for payment
•Preparing regular report of income, expenditure & cash flow
•Managing collection of arrears
•Benchmarking insurance on an annual basis and dealing with insurance issues
•Preparing & sending out notices for the AGM & any EGM
•Preparing annual accounts & liaising with company’s auditors
•Book-keeping, accounting, maintaining bank accounts and reconciling statements in compliance with accounting standards.


Legal:


•Liaison with the Management Company's solicitors and other professional advisors
•Ensuring & complying with health and safety laws
•Keeping all appropriate records on file
•Manage collection of service charge arrears
