•Dealing with day to day repairs and maintenance quickly & efficiently •Planning for recurring maintenance & repairs •Organising access for repair and maintenance sub-contractors •Advising on major contract work and the use of professionals & contractors •Preparing maintenance plans & contracts for plant and machinery such as security gates, lifts & lighting
•Meeting regularly with Management Company representatives •Preparation of Service Charge Budgets and Sinking Funds •Providing Invoicing & collecting service charges on a monthly basis •Presenting invoices to Management Company for payment •Preparing regular report of income, expenditure & cash flow •Managing collection of arrears •Benchmarking insurance on an annual basis and dealing with insurance issues •Preparing & sending out notices for the AGM & any EGM •Preparing annual accounts & liaising with company’s auditors •Book-keeping, accounting, maintaining bank accounts and reconciling statements in compliance with accounting standards.Blockman Software Compatible.
•Liaison with the Management Company's solicitors and other professional advisors •Ensuring & complying with health and safety laws •Keeping all appropriate records on file •Manage collection of service charge arrears.
